
Read all you can about home appraisal before you actually have the process completed. If you understand what the appraiser is looking for you can provide answers and information as needed. The more prepared the home owner is the quicker and more efficient the home appraisal process will be.

Ask for a written report from the appraiser, even if the bank actually hired the appraiser to complete the work. As the home owner you are entitled to a copy of the document. Make sure that all rooms and features are clearly shown and detailed in the appraisal, or ask the appraiser why they were not included in the document.

The appraiser will also use at least three different "comps" or comparable properties that have sold in your area in the last twelve months to help determine the market value of your home. Be aware that these comps may not be the same price as the houses were listed for and that you may not be able to find out the exact price in non-disclosure states.
